1. The Price Tag Varies Dramatically by Location

One of the first things you’ll notice when looking at the map is that prices aren't uniform. In Cape Coral, your dollar stretches very differently depending on which direction you’re heading.

The Northeast (NE) Quadrant is currently the most affordable entry point into the city. If you’re a first-time homebuyer or an investor looking for rental properties, this is where you’ll find single-family homes starting in the low $200s. It’s a great place to get a modern home without a million-dollar price tag.

The Southeast (SE) Quadrant, on the other hand, is the historic heart of the Cape. It’s where you’ll find "Millionaire’s Row." This is the biggest "gotcha" for people moving here. Cape Coral has over 400 miles of canals: more than Venice, Italy! But here is the catch: not all canals lead to the ocean.

Cape Coral was founded in the late 1950s, and the way the city was built influences how it looks today.

The Southeast was developed first. This means you get mature landscaping, massive oak trees, and established neighborhoods. The downside? The Northwest and Northeast are still seeing a lot of growth. While you get that "new home smell" with many properties, you might be on a well and septic system for now.
